At Crown Key Realty, Inc., we understand the importance of selecting high-quality tenants to ensure the long-term success of our clients’ rental properties.

  • Application fee is $60 per person.
  • All persons over 18 must complete an application.
  • Application fees are paid online and are non-refundable.
  • Our office is paperless – all applications must be submitted online

Our thorough tenant selection criteria include the following:

Credit History

All applicants’ scores are averaged together. Security Deposits are below:

  • Average score of 640 or higher – Approved.
  • Average score under 640 – Denial of application.
  • A minimum of 3 trade lines that are over 6 months old.

Income Verification

We require all applicants to provide proof of income, such as pay stubs or tax returns, to ensure that they have the financial means to pay rent.

  • Net Income 2.5 – 3 times the rent.
  • Income must be verifiable via paystubs, tax returns or bank statements
  • Linked bank account preferable.
  • Open collections from any type of housing is immediate decline.
  • Repossession of vehicle, bankruptcy reviewable.

Rental/Mortgage History

We review each applicant’s rental history to check for any past evictions, lease violations, or complaints from previous landlords.

  • Verifiable rental history or mortgage history.
  • Linked bank account preferred.
  • No foreclosure in past 3 years.
  • No bankruptcy in past 3 years.
  • Rental address must be verifiable residential address.

Criminal History

We conduct a criminal background check on all applicants to ensure that they do not pose a threat to the safety and well-being of our clients’ properties and their tenants.

  • No felony convictions in past 5 years.

Employment Verification

We verify each applicant’s current employment status and job stability to ensure that they have a stable source of income.

Reference Check

We require each applicant to provide references, including past landlords and personal references and will follow up with these references to gather additional information about the applicant’s character and reliability.

Pet Policy

We have a strict pet policy and will only allow pets on the property if they meet our specific criteria, including a maximum weight limit and breed restrictions.

  • All applications must include the 3rd party pet screening application (even if there is no pet. There is no charge, if there is no pet.)
  • Online pet screening at PetScreening.com
  • All pets are subject to additional charges based on Paw Score.
  • Dogs of the following breeds are prohibited: Wolf, Pit Bull, Chow, Staffordshire Terrier, Rottweiler, and other known aggressive breeds or any combination of these.

Insurance

  • Rental insurance is required and included with the Professional Management Perk Package or personal insurance can be uploaded and approved.
  • If personal insurance is approved, Crown Key Realty to be named co-insured on the rental insurance policy.
  • If you have a pet, insurance must include pet coverage.

By using these thorough tenant selection criteria, we are able to select high-quality tenants who are more likely to pay rent on time, take care of the property, and maintain a positive relationship with our clients.
