Applications are reviewed based on income, credit history, rental history, identification, pet screening, and insurance requirements. Submitting complete and accurate information upfront helps avoid delays and gives our team what we need to process your application efficiently.
Rental Criteria and Application Requirements:
- Application fee of $60 per applicant
- All persons over 18 must complete an application
- Application fees are paid online and are non-refundable
- All applications must be submitted online
- Valid government-issued photo identification required
- Net income should be 2.5 to 3 times the monthly rent
- Income must be verifiable through pay stubs, tax returns, or bank statements
- Linked bank account is preferred
- Open collections from any type of housing may result in immediate decline
- Average applicant credit score must be 640 or higher
- Applicants must have at least 3 trade lines over 6 months old
- Verifiable rental history or mortgage history required
- No foreclosure or bankruptcy within the past 3 years
- Rental address must be a verifiable residential address
- All applicants must complete third-party pet screening, even with no pet
- Renter’s insurance is required

Day 1: Submit online application, $60 application fee, ID, income documents, and pet screening
Day 1–2: Application is reviewed once all required items are received
Day 2–3: Income, credit, rental history, and identification are verified
Day 3–4: Pet screening, insurance requirements, and any co-signer needs are reviewed
Day 4–5: Approval decision, lease signing, and move-in instructions are provided if approved
